Refund Policy

All payments made to Ranger Storage pursuant to the agreement shall be applied first to administrative and late charges, then the balance to accrued and unpaid rent, this agreement shall expire on the last day of each month and automatically renew for one (1) additional month, SUBJECT TO THE TERMS AND CONDITIONS BELOW. Rental payments received more than 5 days after the date due are subject to a late charge. Mailed payments must be postmarked prior to 4 days after the current rental period's due date to avoid a late charge. A returned check is subject to a charge of $25. Security Deposit is refundable to Tenant providing all amounts due by Tenant are paid, there is no damage to the leased premises, and tenant has fully complied with this lease. Any Security Deposit which is refundable will be refunded within four (4) weeks after the date of termination. Storage units must be left clean and swept, or the deposit or any part thereof, can be used to offset Ranger Storage's cleanup expenses. TENANT shall notify Ranger Storage immediately upon vacating, in order to avoid responsibility for the payment of the next month's rent. TENANT acknowledges that RANGER STORAGE DOES NOT CARRY ANY INSURANCE which in any way covers any loss whatsoever that TENANT may have or claim by renting the Storage Unit. ALL PROPERTY STORED IN STORAGE UNIT SHALL BE AT TENANT'S OWN RISK.

Terms and Conditions

1. Tenant further covenants with Ranger Storage that at the expiration of terms of the Lease, peaceable possession of the premises shall be given to Ranger Storage, in as good condition as they are now, normal wear, inevitable accidents and loss by fire excepted; and the Tenant agrees not to let, sublet, or assign the whole or any part of the premises without written consent of Ranger Storage. Tenant agrees not to affix shelving or other articles to the walls, ceiling or doors. Tenant must provide his own lock and keep unit locked at all times, using only one lock per unit door hasp.

2. Tenant is strictly prohibited from, and agrees not to store any flammable materials, explosives, combustible materials, radio-active materials, or any materials classified as hazardous or toxic under any local, state or federal law, and from engaging in any activity which produces such materials. Tenant's obligations of indemnity as set forth herein specifically includes my cost, expenses, fines imposed against Ranger Storage, arising out of storage or use of any such hazardous, toxic, or otherwise forbidden materials by Tenant, Tenant's agents, employees, invitees or guests. Tenant will not commit any waste or damage to the premises, or injury to any person thereon, nor create or permit any nuisance, disturbance, violation of Ranger Storages rules or a violation of the law in and about the premises. Tenant grants Ranger Storage permission to enter the storage unit at any time for the purpose of removing and disposing of any property kept in the storage unit in violation of this provision. Tenant will indemnify, hold harmless, and defend Ranger Storage from all claims, demands, actions or causes of action(including attorney's fees and all costs) that are hereinafter brought by others arising out of the Tenant's use of the premises, including claims for Ranger Storage's active negligence. Other than claims arising out of Ranger Storage's intentional misconduct, Ranger Storage shall have no responsibility or obligation whatsoever for any loss or damage to Tenant's property or to any property upon the premises, all of which claims are hereby expressly waived. It is understood and agreed that the rental for said space would be greater but for this waiver and Tenant thereby expressly assumes all responsibility thereon as well as the responsibility to insure Tenant's property and all property stored in the space. Tenant at no time shall store property in the unit whose value exceeds ten thousand dollars ($10,000.00) without Ranger Storage's advanced written consent. Said permission not withstanding, Tenant agrees that the maximum liability of Management to Tenant for any claim or suit by Tenant, including but not limited to any suit which alleges wrongful or improper foreclosure or sale of the contents of a storage unit, is $10,000.00. Nothing herein shall constitute an agreement or admission by Ranger Storage that Tenant's stored property has any value, nor shall anything herein be deemed to modify the rights and liabilities of Ranger Storage as set forth in this Rental agreement as defined by law. Tenant agrees to use only one (1) lock on his/her storage unit. No bailment is created with reference to the contents of the rental unit.

3. All leases expire on the last day of each month. Ranger Storage may terminate said lease at his option if Tenant is not in full compliance with the terms of this lease, subject to Ranger Storage's approval. Tenant's failure to vacate the premises or remove their lock on the last day of the month automatically renews the lease for the following month.

4. Tenant agrees to notify Ranger Storage immediately upon vacating his storage unit. THERE ARE NO PRORATED RENT REFUNDS IN THE EVENT THE UNIT IS VACATED BEFORE THE LAST DAY OF THE MONTH. If the unit is vacated on or after the first of the month, rent will be prorated only when tenant notifies Ranger Storage on or before the 1st of the month.

5. Rental payments are due on 1st day of each month without demand. Payments made more than 5 days after the due date are subject to a $5.00 late charge. An additional late charge of $5.00 will be payable after 15 days from the due date. Mailed payments must be postmarked within 4 days of the due date to avoid the late charge. If rental payments are not paid in full within five days of the due date, including late charge, returned charge, or miscellaneous charge, Ranger Storage may, at their option, declare the Tenant in default. No notice need be given of default. Ranger Storage DOES NOT SEND OUT BILLINGS FOR MONTHLY RENTAL CHARGES.

6. Ranger Storage may, at their option, take possession of the goods in the Storage Unit on or after day five of the month if payment is not received by the date. Taking possession of the goods shall consist of over-locking the Storage Unit door to prevent Tenant's access to the Storage Unit until all rental, late fees and miscellaneous charges are paid in full.

7. The personal property in the Storage Unit may be sold if more than thirty days in default to satisfy the lien. Ranger Storage shall have a lien on all personal property stored within each Storage Unit for rent, labor, or expenses reasonably incurred in the sale, pursuant of Code Section 70-6-420 of the State of Montana General Statues referring to "Sale to Pay Costs of Storage". All moving, storage and/or sales costs associated with sale of goods shall be paid by Tenant. After a lien against the personal property in the unit arises, ONLY A PAYMENT IN THE FULL AMOUNT OF THE LIEN WILL BE ACCEPTED TO SATISFY LIEN, PARTIAL PAYMENTS WILL NOT STOP ANY AUCTION PROCEDURES OR LEGAL ACTIONS.

8. Ranger Storage may, at their option, remove the tenant's lock at tenant's expense to appraise stored goods for sale. The administrative charge for lock cutting is $10. Ranger Storage may at this time move property to another location to be stored and Tenant agrees to be solely liable for any damage, loss or expenses incurred by his action. And the parties agree that Ranger Storage shall have a lien upon all personal property stored in the unit to secure payment of this charge, as well as all other charges owed to Ranger Storage until rental account is brought current, Ranger Storage shall remove its lock. It is the tenant's responsibility to place his lock at the time of payment to insure the security of his/her storage unit by this lock (only one lock per unit door hasp). At all times, Ranger Storage will not supervise use of the unit in anyway, the safety of all items stored by the tenant is the responsibility of the tenant.

9. In the event Ranger Storage is required to obtain the services of an attorney to enforce any of the provisions of this Lease, Tenant agrees to pay in addition to the sum due here under, an additional amount as and for attorney's fees and cost incurred.

10. Ranger Storage will have the right in the event of an emergency to enter; the storage unit with whatever reasonable force is necessary. They may at their discretion, deny access to premises in case of inclement weather or emergencies.

11. A returned check is subject to a charge of $25, which shall be considered part of the rental. Unit shall be in default and overlocked by Management, until amount of the returned check, including check charge, and any additional charges due are paid in full. Payment must be made by cash, money order or certified check.

12. The Monthly Rental rate, deposit amount, late charge, cut-lock, and returned check charge are each subject to increase on the first of the month. Tenant shall be given thirty (30) days written notice of such increases and this lease shall be deemed to be so altered if the Tenant continues his occupancy beyond the effective date of the increase, without executing a new lease. Notice shall be deemed given when Ranger Storage deposits first-class mail, postage prepaid to Tenant at address given on this Lease or official change of address. Tenant shall advise Ranger Storage of any change in his/her mailing address in writing within twenty (20) days of such change.

13. Weather is a factor beyond Ranger Storage's control and it may, from time to time, prevent access to the facility. Ranger Storage will try to keep driveways clear of snow and ice, there may be instances due to the weather that this may not be possible, tenant so accepts.

14. Any right granted herein to Management may be exercised by Ranger Storage's Rental Agent or other representative or agent.

15. The covenants herein contained shall extend to and be binding upon all parties hereto, their heirs, executors, administrators and assigns.
